The firm
Habitat Living NYC buys, builds, and sells residential property. Unlike most developers, the firm is also the general contractor on its projects.
That direct responsibility keeps the work close: the person underwriting the deal is also accountable for the plans, the materials, the schedule, and the quality of the finished home.
Acquisitions, underwriting, and capitalization stay close to the people who will ultimately build the project.
Habitat’s own general contracting operation keeps design decisions, schedule, cost, and construction quality connected.
The work continues through the details, staging, offering plan, and the final closing—not just the construction milestone.

The principal
Eli Scharf grew up in Brooklyn and has worked in New York real estate for close to thirteen years. He began as a broker before moving into development, drawn to the craft of the buildings themselves.
He sources and underwrites every deal, raises the capital behind it, and runs construction through Habitat’s own general contracting company. The firm takes on a small number of projects at a time so each one receives close personal attention.
